SO THE RESEARCH AND DATA RESEARCH BEGAN, YOU KNOW, IN LIKE OCTOBER, NOVEMBER, DECEMBER.

THAT'S WHEN THEY WERE DOING THE REPORT.

THEY CLOSED IT OUT IN DECEMBER.

THE HOUSING DATA TAKES ABOUT 4 OR 5 WEEKS TO COME OUT.

SO THAT'S WHY WE KIND OF DELIVERED THIS IN FEBRUARY.

SO JUST TO KIND OF GIVE YOU A HEADS UP ON THE TIMING OF THINGS, BECAUSE I MIGHT MENTION THAT IN A FEW SLIDES.

FIRST OF ALL, I JUST WANT TO START OUT WITH, YOU KNOW, DALLAS FORT WORTH IS THE HOTTEST HOUSING MARKET IN THE COUNTRY.

SO WE'RE NUMBER ONE, FOLLOWED BY HOUSTON.

AND REALLY, IF YOU LOOK AT NUMBER THREE THERE THOSE NEXT THREE, FOUR AND FIVE TOGETHER ALMOST AREN'T STARTING AS MANY HOMES AS WE ARE IN DALLAS FORT WORTH.

SO DALLAS FORT WORTH, EVEN THOUGH STARTS HAVE BEEN DOWN, IS NUMBER ONE.

I THINK THAT'S IMPORTANT TO UNDERSTAND.

THAT'S NOT NECESSARILY TRANSITIONING TO STUDENTS IN PLANO.

WE'LL TALK SOME ABOUT THAT, BUT IT IS THE MARKET AND ABSORPTION RATES ARE STRONG.

THESE NEXT COUPLE OF CHARTS ARE NEW.

WE FINALLY OUR RESEARCH TEAM DECIDED WE NEED TO GET SOME MORE IN DIFFERENT INFORMATION.

THIS IS A COMBINATION OF DATA THAT WE PUT TOGETHER FROM AMERICAN COMMUNITY SURVEY, WHICH IS WHAT THE CENSUS BUREAU USES FOR.

THEY USED TO HAVE A LONG FORM WHERE THEY ASKED ALL KINDS OF QUESTIONS BACK IN THE DAY, AND THEY STOPPED USING THE LONG FORM, AND THEY STARTED THIS ACS.

I DON'T KNOW THAT I LOVE IT.

ACS IS ONLY 3.5 MILLION PEOPLE SURVEYED IN THE WHOLE COUNTRY ALL YEAR, AND THAT BECOMES STATISTICALLY VALID.

SO THAT'S WHERE SOME OF THE CHALLENGES ARE.

THERE'S A MARGIN OF ERROR, BUT YOU CAN SEE A FEW THINGS THERE.

THE OVERALL POPULATION OF PLANO 367,000.

I THOUGHT THE BREAKDOWN OF BY GENERATIONS WAS INTERESTING.

25.3% OF YOUR POPULATION IS MILLENNIAL WHICH IS, I THINK, WHERE A LOT OF OUR STUDENTS ARE GOING TO COME FROM THE MILLENNIAL POPULATION RIGHT NOW, THE BABY BOOMERS WHERE

I FALL AT THE 18.5%, WE ARE AGING SOME IN THE PLANO SCHOOL DISTRICT, 21.4%.

THOSE TOP THREE ARE NOT GENERATING AS MANY STUDENTS.

AND THAT LAST THOSE LAST COUPLE ALSO ARE NOT GENERATING STUDENTS YET.

RIGHT. SO THAT'S WHAT WE'RE KIND OF KEEPING AN EYE ON THERE.

NOW, WE DID USE SOME OF THIS DATA TO CREATE WHAT WE'RE CALLING CAPTURE RATE SLIDES.

AND WHAT WE'RE TRYING TO UNDERSTAND IS WE KNOW, ESPECIALLY SINCE CENSUS, THAT WE'RE NOT NECESSARILY CAPTURING ALL THE STUDENTS IN THE DISTRICT.

WE NEVER HAVE. THERE'S ALWAYS BEEN A PRIVATE SCHOOL IMPACT, CHARTER SCHOOL IMPACTS.

SO THIS IS ACS DATA BY AGE.

AND THEN WE COMPARE IT TO WHAT PLANO'S ENROLLMENT WAS IN THAT SAME SCHOOL YEAR.

SO WE'RE SHOWING THAT A 72% CAPTURE RATE, YOU KNOW, IN 2020 AT THE TIME OF THE CENSUS, THAT IT COULD BE DOWN NOW TO ABOUT 68%.

I THINK THERE'S A PLUS OR MINUS IN THE ACS DATA OF ABOUT 5% IN THE ACS DATA.

NOW, THE SCHOOL AGE POPULATION, I MEAN, THE PISD ENROLLMENT, THERE'S NOT A PLUS OR MINUS THERE.

THAT'S YOUR ACTUAL ENROLLMENT.

BUT UNDERSTANDING THAT WE HAVE SEEN SOME DECLINES THERE AT THE AGE 15 TO 19, THAT IS LIKELY I DON'T KNOW IF IT'S A PART OF IT'S A THEY'RE LEAVING POSSIBLY FOR PRIVATE SCHOOL.

BUT IF WE SEE SOME SLIDES LATER IN CHARTER SCHOOLS, BUT YOU'LL SEE MY SLIDES LATER WHERE OUR COHORT SURVIVAL OR SURVIVAL RATES ARE DISPLAYED.

AND SOME OF THOSE ARE AT THAT 97, 98%, WHICH MEANS NOT EVERY SEVENTH GRADER IS BECOMING AN EIGHTH GRADER.

SO WE'LL KIND OF TALK MORE ABOUT THAT.

SO THAT DECLINING CAPTURE RATE IS SOMETHING WE'RE SEEING ACROSS THE STATE.

IT'S NOT A UNIQUE TO PLANO THING AT ALL.

YOU KNOW, IT'S REALLY IS A KIND OF A MAYBE A SINCE COVID THING A LITTLE BIT WITH SOME DECISIONS.

ONE THING THAT WE WISH WE KNEW A LOT MORE ABOUT IS HOME SCHOOLING.

IT'S STILL VERY THERE'S NO DATA RELEASED ON HOME SCHOOLING.

AND I THINK MAYBE SOMEDAY THERE WILL AS THE STATE ADDS REQUIREMENTS TO IT.

I THINK WE MIGHT SEE THAT, BUT RIGHT NOW WE'RE NOT.

SO AGAIN, DFW HOME STARTS 46,273 CLOSINGS 43,311 STARTS.

THAT'S ANNUALIZED.

SO OVER A TRAILING 12 MONTHS.

YOU CAN SEE THERE THAT THEY'RE BEGINNING TO CONVERGE AGAIN.

WE THOUGHT THE STARTS WOULD GO UP.

INSTEAD THEY KIND OF WENT DOWN A LITTLE BIT THIS QUARTER.

SO THEY'RE WE THOUGHT MAYBE IT MIGHT CONVERGE UP AROUND 46 47,000.

AND IT LOOKS LIKE NOW IT'S GOING TO BE DOWN AROUND 45,000 IN PLANO.

THE HOME SALES.

SO THIS IS BASED ON DEED TRANSACTIONS.

WE STARTED TRACKING THIS A FEW YEARS AGO.

THESE ARE ACTUAL DEED TRANSACTIONS FOR PLANO ISD.

YOU CAN SEE THAT THE LAST COUPLE OF YEARS TURNOVER HAS BEEN A LITTLE LOW.

THE 3,959 HOMES, THESE ARE BOTH EXISTING AND NEW.

NOW WE THINK WHAT'S HAPPENED HERE OVER THE LAST COUPLE OF YEARS WITH INTEREST RATES GOING UP.

SO PEOPLE ARE KIND OF HUNKERED DOWN.

SO IT'S CAUSING PROBLEMS ACROSS THE BOARD.

WE'RE NOT GETTING NEW. PEOPLE ARE NOT MOVING.

SO WE'RE NOT GETTING THOSE HOMES.

THEY'RE NOT REGENERATING.

AND OF COURSE FROM A BUILDER PERSPECTIVE, THEY'RE NOT GETTING THOSE MOVE UP BUYERS JUST YET EITHER.

IF WE LOOK AT THEM. BUT WE ARE SEEING VALUATIONS EXTEND.

WE SEE THE NEW HOME VALUES ARE NOW AT 800,000 IN PLANO.

I THINK THAT'S A LITTLE HIGH IN 2023.

AND THAT USUALLY GETS IT THEY'LL BRING IT DOWN A LITTLE BIT AFTER A LITTLE BIT OF TIME BECAUSE IT'S STILL SO NEW.

THOSE TRANSACTIONS ARE SO NEW.

YOU'LL PROBABLY SETTLE IN AROUND 750.

BUT THAT'S STILL STRONG GROWTH FROM 376 BACK IN 2010.

589,000 FOR AN EXISTING HOME.

IF YOU REMEMBER, ON THE SLIDE BACK AT THE FRONT WHERE THEY SAID THE AVERAGE I THINK HOME VALUE IN PLANO WAS I THINK $415,000.

THAT'S A BIG DIFFERENCE.

KEEP IN MIND ONE IS HOME VALUE AND ONE IS HOME SALES PRICE, AND THAT'S QUITE A BIT DIFFERENT.

I LOOKED ON ZILLOW TODAY, JUST KIND OF DID A QUICK GOOGLE SEARCH OF HOME VALUES IN PLANO ISD.

AND ZILLOW SAID $505,000.

SO THERE'S OBVIOUSLY A PRETTY BIG RANGE THERE.

IF WE LOOK AT HOME STARTS AND CLOSINGS IN PLANO 188 IN THE LAST YEAR, YOU CAN SEE STARTS ARE TRAILING CLOSINGS BY ALMOST 100, 279 CLOSINGS.

INVENTORY. THAT'S HOMES THAT ARE UNDER CONSTRUCTION OR FINISHED.

BUT VACANT IS 202.

AND WE STILL GOT 854 VDL.

SO WE HAVE A LOT OF VACANT DEVELOPED LOTS OUT THERE THAT CAN STILL BE DEVELOPED.

YOU KNOW, IF WE STAY ON PACE FOR 2 TO 300 PER YEAR, ALTHOUGH I THINK WE'RE NOT GOING TO DO QUITE THAT FOR A LITTLE WHILE.

AND OF COURSE WE HAVE A LOT OF FUTURES OUT THERE THAT WE'LL TALK ABOUT AS WELL.

LAST QUARTER.

THE LAST TWO QUARTERS, 79 STARTS, 69 STARTS, THAT WAS A PRETTY GOOD LITTLE THIRD AND FOURTH QUARTER CLOSINGS ARE STAYING RIGHT UP AT 279.

BUT AS YOU CAN SEE, IF WE ONLY START 188 HOMES, WE CAN'T CLOSE TO 279.

SO I THINK THERE'S A PRETTY GOOD CHANCE THAT YOUR CLOSINGS NEXT YEAR COULD DROP BELOW, COULD DROP INTO THAT MID 200 OR LOW TWO HUNDREDS POSSIBLY WHEN IT'S ALL SAID

AND DONE. WE HAVE 29 ACTIVELY BUILDING SUBDIVISIONS.

THESE ARE THE LITTLE GREEN POLYGONS.

SO IN SOME CASES BIG POLYGONS.

SO THE FUTURE ONES ARE IN VARIOUS STAGES OF DEVELOPMENT.

THERE'S GROUNDWORK UNDERWAY IN 120 LOTS.

WHAT THAT MEANS IS THAT IT'S GOING FROM A FUTURE LOT TO A VACANT DEVELOP LOT.

SO THOSE WILL GET DELIVERED THIS SUMMER.

SO WE DO HAVE SOME ACTIVITY.

IT'S A DIFFERENT PRODUCT THAN WHAT WE WERE SEEING TEN YEARS AGO IN PLANO.

YOU KNOW, THESE ARE A LOT MORE DENSE HOMES, A LOT OF TOWNHOME PRODUCTS.

SO IT'S CERTAINLY A LITTLE BIT DIFFERENT THAN WHAT WE USED TO SEE.

YOU KNOW, IF WE DO HAVE AN ISSUE, I'M GONNA TRANSITION TO MULTIFAMILY 88.3% OCCUPANCY ACROSS THE BOARD IN DALLAS FORT WORTH, DOWN WELL BELOW WHAT THEY WOULD SAY IS WELL BELOW 90%.

NOW, THESE APARTMENT COMPLEXES, THEY'D LIKE TO BE IN THE 90 TO 93% OR HIGHER TO BE FULLY OCCUPIED.

THEY'RE HAVING SOME SOME CHALLENGES NOW.

SOME OF THAT IS THE ABSORPTION.

OVER 8000 UNITS WERE ABSORBED IN DALLAS FORT WORTH.

SO THAT'S GOING TO BRING DOWN THE OCCUPANCY ACROSS THE BOARD.

BUT WHAT YOU'RE ALSO SEEING THERE, YOU SEE THE GREEN AND ORANGE LINE.

YOU CAN SEE WHERE RENTS HAVE ALSO DECLINED SIGNIFICANTLY TOO.

SO SO WE'VE SEEN SOME RENTS COMING DOWN, DIFFERENT PRODUCTS BEING BUILT.

IT'S TAKING A LITTLE BIT LONGER.

IT'S REALLY NICE PRODUCT, A LOT MORE ONE BEDROOMS THAN THEY USED TO DO.

SO NOW MOST OF THESE ARE MAJORITY ONE BEDROOMS. SO WE'RE GOING TO YIELD MUCH MUCH MUCH MUCH.

IS THAT GOOD THINGS. IT'LL YIELD LOWER STUDENTS.

WE'RE GOING TO SEE FEWER STUDENTS.

WE DO HAVE A FEW OF THESE.

SO THAT WOULD BE FOUR STUDENTS FOR EVERY 100 UNITS.

WE'RE NOT CERTAIN YET EXACTLY HOW MUCH OF THAT WE WILL USE VERSUS SOME OF THE EXISTING THINGS WE HAVE.

BOTH THOSE PRELIMINARIES WERE COMPLETED.

THE SIS SCHEDULING HAS SINCE BEEN DONE AND ALIVE, SO AS OF THE END OF JANUARY, THAT LIMIT IS STUDENT DATA FOR SCHEDULING IS IN LIVE AND IS AVAILABLE TO OUR CAMPUSES.

WE ARE USING SOME OTHER THIRD PARTIES TO KIND OF HELP US GET OVER THAT HUMP, BUT THEY'VE DEMONSTRATED THAT THEY ARE VERY ACTIVELY DEVELOPING AGAINST THIS PLATFORM.

AND I THINK WE'RE GOING TO SEE SOME MORE CONSOLIDATION IN THE YEARS TO COME.

IT'S PROBABLY IT'S PROBABLY GOING TO BE A WASH BECAUSE WE'RE NOT NECESSARILY ADDING A NEW SYSTEM.

WE'RE WE'RE DOING A SYSTEM THAT'S MORE COMPATIBLE WITH SKYWARD.

SO FOR INSTANCE, LIKE THE PAYMENT SYSTEM.

WE'RE CURRENTLY USING [INAUDIBLE] AS OUR PAYMENT SYSTEM, SO THE FUNDS THAT WE'RE USING TO PAY FOR THAT IS JUST GOING TO BE SHIFTED OVER TO PAY FOR THE VAN CODE THAT WE'RE USING. SAME THING WITH OUR.

A RED ROVER THAT WAS THAT'S ONE THAT'S KIND OF INTEGRATED WITH WHAT WE'RE DOING.

ARE WE STILL SEEING REALLY LARGE NUMBERS IN THE PRE ATHLETICS PROGRAM? WE ARE WE WE ARE SEEING HEAVY NUMBERS IN FACT I MEAN WE AND WE DON'T TURN THEM AWAY BUT WE HAVE LARGE CLASSES. YOU KNOW, IN THE PAST WHEN YOU HAVE SEVENTH GRADERS THAT DON'T KNOW, YOU'RE TEACHING THEM ABOUT AN ATHLETIC LOCKER, HOW TO DRESS OUT, WHAT IS STRETCHING LOOK LIKE? THESE KIDS ARE IN PRE ATHLETICS IT'S LIKE YOU'RE STARTING DAY ONE AND THEY KNOW THEY'RE READY.

I MEAN, THEY'RE READY TO GO.

AND SO WE'RE YOU KNOW, I THINK WHAT YOU'RE SEEING IS OUR COACHES ARE ABLE TO GET EVEN DEEPER WITH OUR KIDS.

THEY'RE ABLE TO COACH THEM MORE DEEPLY IN THE FUNDAMENTALS, AND THEY'RE JUST GOING TO BE BETTER.

AND I THINK THAT DATA WILL BE INTERESTING TO KIND OF TRACK AND WATCH OVER THE YEARS AND HOW IT WILL HELP ALL OF OUR TEAMS. ARE THEY GETTING A MORE OF A WELL-ROUNDED OR, YOU KNOW, MORE OF A HEALTH, HEALTH, HEALTH AND WELLNESS VERSION OF A PE CLASS? OR IS IT IS IT MUCH DIFFERENT? NO, IT'S IT'S IT'S DIFFERENT.

YOU KNOW, INSTEAD OF TARGETING SOME OF THE SPORTS THAT WE MIMIC IN SEVENTH GRADE OR EIGHTH GRADE A LITTLE MORE HEAVILY, IT'S GOING TO BE A LITTLE BIT MORE WELL ROUNDED, YOU KNOW, VERSION OF OF ALL THE SPORTS.

BUT OBVIOUSLY WE'RE GOING TO BE FOLLOWING THE STATE TEKS AND ALL THE, ALL THE STUFF BOTH CLASSES DO.
